Gittins surrounded the fireplace in this room with a large minotaur head, above which he painted portraits of Greek philosophers. Together they established the Wirral Arts and Culture Community Land Trust (WACCLT), which launched a crowdfunding campaign through the website Ron’s Place, applied for listed status and eventually bought the building last year. Now, the property has been granted “Grade II” listing by Britain’s Department for Culture, Media and Sport on the advice of national heritage body Historic England. Ron’s Place is the first example of Outsider Art to be given protected status in England, according to Historic England. There is little to hint at what lies behind the front door of this red-brick house in Birkenhead, England.

The couple paid less than usual for the area by going through a community land trust, or CLT. Community land trusts allow low-income homebuyers to purchase homes at a reduced price in exchange for the trust's retaining ownership of the property's land. Community land trusts were an unfamiliar conceptI learned about community land trusts while driving through a neighborhood. It's a community housing organization that offers homebuyer education and also sells affordable homes through a community land trust program. Our lives are much betterWhen buying a land trust home, not only do you have to qualify for the land trust program, but you also have to qualify for a mortgage at the bank.

Ten nonprofits serving young people in Detroit will get an unusual, lasting gift as part of a campaign started by Lisa Ford and her husband, Bill Ford, the executive chairman of Ford Motor Co. Endowments are funds a nonprofit can invest and the annual financial returns from those investments can go into the nonprofit’s budget. Detroit-area nonprofits may apply in June, when Michigan Central Station will reopen, and ten selected organizations will each receive $500,000 to launch an endowment. The Children's Foundation will manage the nonprofits’ endowments and offer them guidance and technical support over two years. Lisa Ford said the idea for creating endowments for youth nonprofits evolved out of their commitment to supporting a robust and vibrant future for the city and the automotive industry.

But where banks' exposure to commercial real estate is concerned, locating that fire may be difficult. Rising interest rates quickly increased the cost of borrowing for investors in commercial real estate, including offices and multifamily homes. It doesn't reveal details such as borrowers' track records, said Mark Hillis, a former chief risk officer for commercial real estate at JPMorgan. There's also varying concentration risk: the largest banks with commercial real estate exposure are more diversified, meaning that any losses won't be as devastating, Baker said. "We think very few banks will run into issues just from their commercial real estate exposure," Reidy said.

After Shutting Down, These Golf Courses Went Wild
  + stars: | 2024-02-15 | by ( Cara Buckley | ) www.nytimes.com   time to read: 1 min
There was scraggly grass in one sand trap and wooden blocks and a toy castle in another, evidence of children at play. People were walking their dogs on the fairway, which was looking rather ragged and unkempt. Nowadays, these grounds are mowed just twice a year, and haven’t been doused with pesticides or rodenticides since 2018, which was when this 157-acre stretch of land stopped being the San Geronimo Golf Course, and began a journey toward becoming wild, or at least wilder, once again. A small number of shuttered golf courses around the country have been bought by land trusts, municipalities and nonprofit groups and transformed into nature preserves, parks and wetlands. Among them are sites in Detroit, Pennsylvania, Colorado, the Finger Lakes of upstate New York, and at least four in California.

Many states subsidize golf courses with low property taxes, so non-golfers are footing the bill. David Madison/Getty ImagesUrban golf courses also cost taxpayers — even those who don't play — a lot of money. Proponents of retrofitting courses note that reducing the number of golf courses would help boost revenue for courses that do survive. "But then on the flip side, we have these public golf courses that are just these almost vacuous spaces that are quite underutilized." He noted that projects that just involve turning golf courses into parks are often most palatable to neighbors.

CNN —Golf courses, despite occupying large green spaces, are not necessarily good for the environment. Santa Barbara's Ocean Meadows golf course has been returned to its wetland state, which doubles as a flood defense for the city. Rivers and streams are often diverted or altered to make way for a golf course, but conservationists want them to flow freely. In other areas of the country, local councils are repurposing unprofitable municipal golf courses to create more natural spaces. A golf course turned nature reserve, Yalukit Willam can now be enjoyed by the Melbourne residents.

ANCHORAGE, Alaska (AP) — Anchorage Mayor Dave Bronson gained national attention this summer when he proposed buying one-way airfare out of Alaska's largest city for anyone without housing who wanted to leave before winter. The Anchorage Assembly just approved $4 million in funds and will vote on additional elements of an emergency plan next week. Anchorage last winter had a record 24 deaths outdoors among the homeless population, with 11 fatalities occurring in the winter months between October 2022 and April 2023, said Alexis Johnson, the city's homeless director. The city recently brought four more housing facilities, which could create space for another 310 people, but is still seeking winter housing for an estimated 400 to 450 people. By renting hotel rooms, Johnson hopes to limit the capacity of a mass winter homeless shelter to no more than 150 people — one of the Assembly's stipulations when releasing the emergency funds.

Rolex’s Perpetual Planet initiative has partnered with CNN to drive awareness and education around key sustainability issues and to inspire positive action. “Ancient trees in towns and cities are vital for the health of nature, people and planet,” Naomi Tilley, lead campaigner at the Woodland Trust, said in a press release. “They give thousands of urban wildlife species essential life support, boost the UK’s biodiversity and bring countless health and wellbeing benefits to communities.”According to a 2020 study, ancient trees are in global decline. It began Friday in the New York Mountains of California’s Mojave National Preserve and crossed state lines into Nevada on Sunday. The fire is burning through and threatening groves of Joshua trees – the branching, spiky plants of the Mojave Desert that can live more than 150 years. The Mojave National Preserve is a significant hotspot for biodiversity, with one conservationist calling it the “crown jewel” of the deserts of Southern California. But rain in the Mojave Desert, which is seasonal and scarce, “poses a unique challenge to firefighters,” the Mojave National Preserve said. The community land trust model was largely used in rural communities until the 1980s, when Cincinnati became the first city to have a land trust operate in an urban neighborhood. In 1984, Senator Sanders, who was then the mayor of Burlington, created one to help address his city’s housing crisis. In 2020, the East Harlem El Barrio community land trust bought four apartment buildings that had fallen into disrepair from the city for one dollar each. Around the country, activists have also used community land trusts in nontraditional ways. Steve King, the executive director of the Oakland Community Land Trust, said California has seen its number of land trusts double in the last few years.
